Beach Hut Rental Booking Terms and Conditions

In these terms:
‘We’, ‘us’ or ‘our’ means St Annes Beach Huts Limited; and
‘You’ or ‘your’ means the person or legal entity making the booking with us

1. Bookings

1.1. You agree to be legally bound by these terms when you make a booking with us. You must ensure that you and all members of your party comply with these terms during your stay.

1.2. A contract between you and us comes into effect when we accept a reservation from you.

1.3. In order to make a booking with us you must be over 18 years of age.

1.4. We will accept your reservation once we have confirmed availability and received payment of the Required Deposit from you. We will then send you a booking confirmation email.

2. Prices

2.1. Prices can be viewed on our live booking system and are confirmed to you at the point of booking. Prices may fluctuate from time to time due to seasonality and demand.

2.3. All prices include VAT where applicable at the current rate and are payable in pounds sterling (£) (GBP).

2.4. We accept payment by credit or debit card or bank transfer, or any other payment method agreed between us from time to time.

3. Booking Deposit

3.1. In order to secure a booking with us you must pay the required Booking Deposit.

3.2. Your Card will be charged the full amount by St Annes Beach Huts Limited

3.3. Unless otherwise specified or agreed with us, the Required Deposit shall be an amount equal to 100% of the total booking price.

3.4. Booking Deposits are non-transferable and non-refundable, except that bookings made at the Flexi Beach Hut Rate may be moved to another date under the Flexi Hut Guarantee set out in clause 4.5.

4. Refunds & Cancellation

4.1. After you receive your booking confirmation email you will not have an automatic legal right to cancel this contract as the services provided under it are accommodation and leisure services for which these terms provide a specific period of performance. You will be charged full amount in the event of a no show or cancellation

4.2. If you need to cancel your booking, you should contact us immediately so that your hut can be kept secure. Cancellations will only be accepted in writing via email, to the email address from which your booking confirmation email was sent. 

4.3. If for any reason beyond our control, including, but not limited to COVID-19, floods, fire and criminal damage, we are forced to cancel your booking, we will notify you as soon as possible and your booking can be transferred or cancelled at no charge.

4.4. Flood Defence Works: In the event of Fylde Council undertaking defence works to the seafront where the Beach Huts are located, your reservation will be transferred to an alternative location.

4.5. Flexi Beach Hut Guarantee. Bookings made at the Flexi Beach Hut Rate for visits between 1 November and 25 March include up to three complimentary date changes. To request a change, you must email us at least three days before your currently booked visit. All replacement dates must fall within the same Flexi Period, from 1 November to 25 March, and are subject to availability. No further date changes are permitted after the third change. Bookings remain non-refundable.

5. Booker Responsibility, Security Deposit & Financial Penalties

5.1. The named booker is solely responsible for ensuring that all members of their party comply with these Terms and Conditions. The maximum occupancy limit for each Beach Hut, as stated at the time of booking, must not be exceeded under any circumstances.

5.2. If we find that the occupancy limit has been breached, or if any member of the booker’s party has caused damage, excessive mess, disturbance, or nuisance to neighbouring guests, the booker will be held fully liable for any associated costs. This may include, but is not limited to:

5.2.1 Additional cleaning charges;

5.2.2 Repair and replacement costs for damage to the Beach Hut or its contents;

5.2.3 Compensation to other guests due to disruption caused by the booker’s party, including refunds issued for complaints of noise, disturbance, or nuisance behaviour (such as excessive drinking or overcrowding).

5.3. Security Deposit & Card Authorisation

5.3.1 We reserve the right to pre-authorise a security deposit on the booker’s payment card at the time of booking or prior to check-in.

5.3.2 If any breaches of these terms occur, we may charge the booker’s card for any damages, additional cleaning, or compensation required.

5.3.3 A minimum charge of £50 applies for minor infractions (e.g., excessive rubbish left behind, additional cleaning required).

5.3.4 For major breaches (e.g., significant damage, unauthorised parties, or neighbour complaints resulting in refunds to other guests), charges will be based on the full cost of repairs, cleaning, and/or lost revenue.

5.4. Lost & Returned Items

5.4.1 The booker is responsible for returning the Beach Hut key at the end of their rental period. Failure to return the key will result in a £20 charge to cover retrieval and replacement costs.

5.4.2 If you or a member of your party leave personal belongings behind and request their return, a minimum charge of £20 will apply, plus postage costs. This charge is non-refundable, even if the item is of low value.

5.5. Assessment & Notification Process

5.5.1 If a charge is necessary, we will notify the booker via email within 3 days of departure, providing:

5.5.2 A breakdown of the charges, including a minimum charge where applicable;

5.5.3 Photographic evidence of any damage, excessive mess, or issues;

5.5.4 Receipts or quotes for repair work if requested.

5.5.5 The charge will be processed within 3 days of departure, as our system does not store payment details beyond this period.

5.6. Right to Dispute Charges

5.6.1 The booker has 7 days from the date of notification to raise any disputes.

5.6.2 Disputes must be submitted in writing to our customer service team at the contact email provided in your booking confirmation.

5.6.3 If a dispute is raised after the charge has been processed, we will review the case and issue refunds where appropriate.

5.7. Immediate Termination & Future Bookings

5.7.1 We also reserve the right to decline future bookings from any guest or booker found to have breached these terms.

5.7.2 In cases of severe disturbance or non-compliance, we reserve the right to immediately terminate the booking without refund.

6. Arrival and Departure

6.1. Beach Hut numbers are sent via an Access Email at 10am the day before you are due to arrive. Please check your junk folder if you have not received your Access Email. Your Beach Hut will be open and ready for you from 10am on the morning of your booking, so you can arrive anytime from 10am and collect your key, which will be inside your Beach Hut drawer.

6.2. If you arrive late, or depart early, this is at your sole discretion and you will not be provided with a refund of any fees paid to us.

6.3. Your Beach Hut(s) will not be available at any time outside of the times confirmed to you in your booking confirmation email and you agree not to arrive at or leave the premises outside of these times.

7. Beach Hut Rules

7.1. Capacity. You will be notified of the maximum capacity of your Beach Hut at the point of booking. The number of guests in your group must not exceed this maximum capacity for any reason.

7.2. You must return the key at the end of your rental period through the letterbox inside or outside the Beach Hut toilet facility

7.3. Commercial usage. You shall not use the Beach Hut for any commercial purpose unless it has been agreed with us in writing in advance. We reserve the right to evict guests, without notice or refund, for a breach of this condition.

7.4. Amenities. Each beach hut is stocked with a range of basic items including; small kitchen, small sink, 20 litres water, fridge, heater, microwave, kettle, (small portion of complimentary tea and coffee but no milk), 6 cups, 6 glasses, 6 plates and cutlery for 6,  1 freshly laundered tea towel, 1 cleaning cloth. Under the sink you will find; 1 large black bag, 1 dustpan & brush, 1 washing up liquid (you do not need to wash up, save water your water, we machine wash all used items). There is a small “ship’s table”, bench seating for 2 and 4 x chairs.

7.5. You are responsible for ensuring that young children within your party do not access any cleaning products because ingesting or otherwise handling these may cause them harm or injury.

7.6. You must not leave bags of rubbish outside as the birds will rip it open. Bag your rubbish using the bin bags provided. If it is only a small amount you can dispose of in the bins on the promenade. If it is a large black bag full leave it inside your hut, or take home.

7.7. Cleaning. All Beach Huts are cleaned between guests, but no additional cleaning is included during your stay.

7.8. Responsibility for the Beach Hut(s). During your stay you are responsible for the condition of the huts and the furniture and fittings. We reserve the right to deduct an additional cleaning fee for Beach Huts that are not left in a reasonable state of cleanliness.

7.9. No smoking. All units are non-smoking and you shall not use vaping equipment or e-cigarettes within our Beach Huts. We reserve the right to deduct an additional cleaning charge where necessary if you fail to comply with this condition.

7.10. Fire. No candles, BBQ’s, fireworks or any form of heated cooking.

7.11. Noise and disturbance. You must not cause disturbance or nuisance to other guests or local residents. The promenade is also a residential neighbourhood and we therefore request that all guests are respectful by keeping noise to a minimum, particularly if using the outside areas in the evening or at night. We reserve the right to evict guests, without notice or refund, if they repeatedly cause noise and disturbance.

7.12. Promenade. You must not take vehicles onto the promenade. The promenade area is a public right of way, your group must not block pedestrian access at anytime.

7.13. Maintenance work. We are open all year round and are required to regularly maintain our facilities. We will always endeavour to keep noise and inconvenience to a minimum. If we are carrying out maintenance work during your stay this does not constitute a reason for cancellation and our standard cancellation terms will apply.

7.14. Car parking. Closest car parking is via the front Swimming Pool Car Park, this is Pay & Display (except for a few spaces marked with red and blue lines immediately in front of the cinema building)

7.15. Children. Children and babies are welcome at the Beach Huts, however they must be supervised at all times. The is a 1.2 metre drop off the promenade onto the beach directly in front of the Beach Huts. Safe beach access is at either end of the promenade. You are responsible for ensuring that any children accessing the beach do so safely.

7.16. Multiple Hut Bookings. A multiple Beach Hut booking is defined as a reservation involving two or more Beach Huts. All standard Beach Hut Rental Terms and Conditions apply to multiple hut bookings including, but not limited to, Capacity rules (Clause 7.1) and, Noise and Disturbance (Clause 7.11).

8. Dogs

8.1. Dogs are very welcome at the Beach Huts but they must take place as one of the permitted occupants

(eg 2adult, 3 children + 1dog = max group size of 6).

8.2. Your dog may use the beach infront of the Beach Huts but they are not allowed on the beach past the RNLI ramp from May – Sep.

8.3. You must observe all Fylde Council Public Space Protection Orders for Dog Control more info

8.4. Your dog must not be left unattended in any Beach Hut at any time and you must ensure that your dog does not cause any nuisance to other guests.

8.5. We rely on you to keep your dog under strict control at all times. Please do not allow your dog onto the furniture. Upon your departure, you must ensure that the Beach Hut is left in a reasonable and clean condition and at all times during your stay must ensure that no waste is left in the grounds.

8.6. You will be invoiced for any damage caused by your dog, including additional cleaning requirements that we reasonably consider are in excess of the usual cleaning requirements at the end of a guest’s stay.

8.7. We do not allow any other pets to stay in our Beach Huts.

9. Health and Safety

9.1. For your safety, it is important that you read and adhere to the important information provided. This includes the information provided in your guest book, on our website, emails we send you, as well as any signage and notices on our premises. We understand the duty of care that we owe to our customers and ensure that the premises are safe for the purpose for which customers are invited to use them, however, each customer is responsible for taking care when using the facilities provided and for his or her own safety.

10. Property Access

10.1. We are committed to respecting your privacy during your stay, however you must allow us access to the Beach Hut at all reasonable times, or as otherwise required in the case of an emergency, with or without you present, in order to carry out maintenance and comply with our legal and regulatory obligations. We will always try to contact you before accessing the Beach Hut and will avoid interrupting your stay wherever reasonably possible.

11. Contacting Us

11.1. We do not have a reception area however members of the Beach Team will be available on site during ordinary business hours and contact numbers can be found in your access email.

11.2. Emergency support is available between the hours of 10am and Midnight daily. The emergency support telephone number is supplied in your access email. Please only contact this number in an emergency, for example:

11.2.1. you are without any power;

11.2.2. you can not access your hut;

11.2.3. there has been a serious water leak.

12. End of the contract

12.1. If the contract between us is ended it will not affect our right to receive any money which you owe to us under the contract.

13. Your privacy and personal information

13.1. Our Privacy Policy is available at www.stannesbeachhuts.co.uk/privacy-policy/

13.2. Your privacy and personal information are important to us. Any personal information that you provide to us will be dealt with in line with our Privacy Policy, which explains what personal information we collect from you, how and why we collect, store, use and share such information, your rights in relation to your personal information and how to contact us and supervisory authorities if you have a query or complaint about the use of your personal information.

14. Limit on our responsibility to you

14.1. You are responsible for any damage or loss caused to us, including any damage to our properties, communal areas and facilities, by your act, omission, default or neglect and you agree to cover the reasonable costs of repairing or remedying any such damage or loss.

14.2. Further, we reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests or local residents.

14.3. Except for any legal responsibility that we cannot exclude in law (such as for death or personal injury caused by our negligence) or arising under applicable laws relating to the protection of your personal information, if you are a consumer we are not legally responsible for any:

14.3.1. damage to, or loss of, your personal property and belongings except where the damage or loss is caused by our negligence;

14.3.2. injury or death suffered as a result of misuse of our properties, facilities or amenities;

14.3.3. losses that:

14.3.3.1. were not foreseeable to you and us when the contract was formed; or

14.3.3.2. that were not caused by any breach on our part;

14.3.4. business losses; and

14.3.5. losses to non-consumers.

14.4. Except for any legal responsibility that we cannot exclude in law (such as for death or personal injury), if you are a commercial customer we are not responsible for any:

14.4.1. damage to, or loss of, your personal property and belongings except where the damage or loss is caused by our negligence;

14.4.2. loss of profits or anticipated savings;

14.4.3. loss of revenue;

14.4.4. loss or damage to reputation or goodwill;

14.4.5. loss of opportunity or contract;
and in each case whether direct, indirect, special and/or consequential loss or damage; or

14.4.6. for any other indirect, special and/or consequential loss or damage,
and in all other cases our liability arising under or in connection with this contract shall not exceed the fees paid to us by you under this contract.

15. Force Majeure

15.1. If there is an event outside of our control which prevents us from fulfilling your booking for a particular Beach Hut we will, where possible, move you to an available alternative property.

15.2. If there is an event outside of our control which prevents us from fulfilling your booking, if you are happy for us to do so we will try to reschedule your booking for an alternative date. This is subject to availability and you may be required to pay additional costs if the new date you choose is charged at a higher rate. If it is not possible to reschedule your booking, or you do not want to reschedule it, we will provide you with a full refund.

16. Disputes

16.1. Whereas we have done our utmost to foresee any potential problems, we realise that, occasionally, guests may feel the need to bring various matters to our attention. We ask that you contact us immediately if you experience any problem, however small, during your stay, as we are unable to rectify any complaints submitted after your departure. We will try to resolve any disputes with you quickly and efficiently.

16.2. If you are unhappy with any part of your stay, please contact us as soon as possible giving us full details of your complaint.

16.3. If you and we cannot resolve a dispute using our internal complaint handling procedure, we will:

16.3.1. let you know that we cannot settle the dispute with you, and

16.3.2. give you certain information required by law about our alternative dispute resolution provider.

16.4. If you are a consumer and want to take court proceedings, the courts of the part of the United Kingdom in which you live will have non-exclusive jurisdiction in relation to these terms and if you are a commercial customer the courts of England and Wales will have exclusive jurisdiction.

16.5. The laws of England and Wales will apply to these terms.

We had an amazing day in the Show Beach Hut on Sunday 23rd August. The location and beautifully clean facilities were perfect. The beautiful sunny weather added to our experience. Family playing rounders at 7.00pm was brilliant to watch along with a fantastic sun set. Just booked again for same location and position next year. Thank you

We had a lovely stay for 3 nights. The apartments were beautiful, so clean and very comfortable. Lovely welcome package left and everything thought of so we didn’t need to bring anything. The guest book that you receive electronically is so good with restaurant recommendations etc it really has been so well put together and so useful. The coffee van outside was lovely and amazing almond croissants and superb coffee. To top it off the beach hut was so lovely and we had an amazing break. Thank you so much for a superb stay looking forward to returning.

We stayed recently at the Hideaway for two nights. We had a really lovely stay, the apartment was super clean and welcoming (a very lovely welcome of lemon loaf, bread and milk) the cleanliness is to a very high standard but also not awful smelling highly fragranced products used instead you can just tell it’s very clean and natural products used. It was lovely and quiet, literally five minute walk with little ones across to the beach - great for being able to pop back throughout the day. We had a wonderful stay and would highly recommend to others and will return! Another bonus was the welcome pack information was very comprehensive and very helpful! Also the coffee van was fab and had a really friendly team member there!

Worth it for families with children good to have somewhere to sit down and be able to make a brew and sort kids out. Nice quiet place without much hassle. Some part of the beach are dog friendly. Good to get undercover if the weather turns or getting out of the heat to cool off. Just enough shops/food outlets round to grab a meal or get some essentials. Beach huts with a decking outside the double opening doors prefect for grabbing the sea breeze. Time you’re allowed to stay in the beach huts are from 10am to midnight. ( No overnights stays are allowed ) Parking for the day was £4.60 for over a 4hrs stay then free from 6pm to 8am ( two minutes walk from the beach hut) & if you have item to take to the hut they provide trolley karts saving you struggling. Toilets are available next to the carpark for people that are staying with St Anne’s beach huts.

The huts are an amazing idea. Everything you need is here, and information provided in advance so that you know what to expect, and what to bring yourself for the perfect day. Clean, great facilities, and we stayed up to midnight watching the stars… my wife and children absolutely loved our hut on the beach for the day. And night :-)

A wonderful day! We booked a hut on one of the hottest days of the year to celebrate our son's birthday with his wife and 2 year old daughter. The whole experience was a joy. Accessing the hut was easy, with great communication, and the hut has all that is needed for a relaxing day by the beach. All amenities are a minutes away, meaning that it is the prefect base for a day of simple seaside pleasures. The atmosphere on the promenade is lovely, which was helped by the fact that our visit was on the day of the solar eclipse. One idea for improvement: the private toilet block, accessible only to hut users, could be upgraded and improved. The toilets are just cubicles, not gender segregated

Love it! We were sooo lucky with the weather yesterday. Couldn't believe we nearly had the beach to ourselves during the summer holidays!! The beach hut is such a great idea. Having a beautiful, sheltered base with fridge, microwave & all the basics is so worth it. Especially if you get there 10am & make full use it for the whole day! Having your own key to their designated toilet block is amazing too. All day carpark behind the St Anne's Swimming Pool/Toby Carvery is perfect too! Thank you for another wonderful day making amazing memories x ❤️

We hired one of the beach huts to celebrate our son’s 30th birthday. It was one of the best ideas we’ve ever had. The hut itself can comfortably sit 6 adults. It has running water, kettle, microwave and electric sockets. There is a toilet block nearby. I honestly couldn’t recommend these huts highly enough. They are fantastic. Overlooking the beach which is literally 10 yards away. We all had a brilliant time. I communicated a couple of requests before booking to the team that runs the huts and they were amazing with me. Really friendly and very cooperative. We will all be back here next year to celebrate my 60th birthday.

You really must visit this place and especially St Anne's Beach huts which are beautifully equipped to make sure you want for nothing for a great day out. We visited on a cold unpredictable day in February - but the sun shone all day. We had a magical day with friends, walking on the beach and sitting in the hut with our blankets, with our own hot food and wine, doing a music quiz, chatting, laughing and watching the sun go down. They do have a heater, which we didn’t need. We were there from late morning to late evening. We felt so rejuvenated!

Cannot recommend these apartments highly enough. So luxurious in terms of decor, comfort and furnishings, and we could not get enough of the beautifully-scented complimentary toiletries! Peaceful yet convenient location with beautiful sea views and lots of light throughout the apartment. A welcome package of delicious treats was much-appreciated by our hungry kids! Communication before we arrived was exceptional with Abbie and Zoe kindly seeking to accommodate a request we had, and even offering a complimentary upgrade to a larger apartment - we were delighted! There’s even a cute coffee van in the garden and comfortable seating so you can sit with a coffee and continue to enjoy the views once you’ve checked out. We will definitely stay again and have already recommended to friends & family!

Great place to stay while we were over for the Open Championship. Great views and within walking distance to restaurants, shops, and the train station. The apartment itself had everything you could want for a short or long stay including full kitchen and laundry. Everything was modern and very comfortable. If we are ever back in the area this is the first place we will look to stay.

We booked the St Annes Beach Apartments base upon previous reviews - they were not wrong. These apartments are absolute gems. Well appointed, immaculately clean and in a fabulous location. We stayed in The Sandpiper apartment for 5 nights and had one of the best holidays we have ever had in St Annes, and we have had many. Everything that you would want for a seaside holiday is right on the doorstep. Book here and you won't be disappointed - we will certainly make these apartments our first choice in the future.

We booked the show hut last week (2 adults and a Yorkie) to celebrate my birthday. Weather wasn't the best, but we had already considered this , so just layered up. We enjoyed it tremendously! So much so that we booked another hut for yesterday! Weather was gorgeous. Didn't want to leave. All you need is there for a perfect day.

We had a lovely day in beach hut 11 (the nearest to the toilet block, except the show hut) as we requested, for my grandma's birthday. The huts seat 6, and have a kettle, microwave, sink and radio- everything you need really. We played board games, had a few beers and cups of tea. I can see how it would be ideal with children and dogs also, as you can watch them playing on the beach, from the little veranda at the front of the hut.

Right up there at the top of the list of apartments in which we have stayed. Make no mistake; these apartments are very special with beautiful decor, excellent amenities and facilities, and a superb location. Put them at the top of your list too!

We had a fantastic birthday celebration at the Beach Huts this weekend. They are brilliant huts with everything you need for a day out - We couldn't fault our time there and had time. Highly recommend to any small groups wanting to get together for a relaxing time on the beach with beautiful views of the beach.
